Installation of 180 non-intrusive sub-metering devices at One City Square, Leeds.
Initial Report – We were commissioned to undertake a building analytics report at the asset in Q2 2024. This report highlighted the assets significant energy intensity (kWh/m2/yr), with benchmarking data placing it circa 300% above the UKGBC 2035 EUI target for offices.
Lack of Data – The lack of granular data (a problem we find on almost all assets) prevented detailed interrogation as part of our stage 1 reporting and we therefore recommended sub-metering devices were procured as a priority for all landlord plant, equipment and tenant distribution boards.
Selected Devices – The selected devices were a non-intrusive, clamp type unit, which can be installed without electrical shutdowns, enabling 180 devices to be installed over a three day period in November 2024.
Dashboard – The devices pulse data to a cloud dashboard, and log-ins are shared with client property teams and incumbent BMS control providers.
Results – The results were immediate, with significant load profiles found for cooling circuits and tenant risers.
Ongoing Monitoring – A working group was set up between Vantage and the building management teams to analyse the data and steer on-going investigations with a view to fault finding and optimising the assets energy use.
